If you’re thinking of buying a new home in spring 2026, take steps to get prepared now. Competition starts heating up in mid-spring and peaks in the summer, so if you wait too long you’ll have to edge out a bigger crowd of buyers to get the home you want.
Preparing now will help you be ready to pounce when you find your ideal home. Taking the right steps before buying can also help you make a better decision on which home to buy.
Here’s how to get yourself in the best shape to buy a new home this spring:
Create a binder
Start a home buying binder or notebook that you can take with you when you go house-shopping. Include any information related to your house hunt, from financial information to inspo photos and your lists of what you’re looking for. Make a list of must-haves and wish-to-haves. Review the lists before touring a home. Don’t let an exciting wish-list item distract you from a lack of must-haves in a home.
Set a budget
Determine how much house you can afford before you ever set foot in an available home. Write out your current monthly income and expenses. Ideally your total monthly mortgage payment will be at or below 25% of your monthly income. Use an online mortgage calculator to experiment with different loan amounts and monthly payments until you find a range that fits your budget.
Get pre-approved
Get pre-approved for a mortgage early in the house-shopping process. The application will require a credit check, income and asset records, proof of employment and other documentation. If you’re approved, the official letter will tell you how much the bank is willing to lend you to buy a home. That will further refine your search and will help you get some leverage when making an offer on a home.
Save a down payment
You don’t have to put 20% down, but doing so (or more!) lowers your monthly payment by eliminating PMI, or private mortgage insurance. Qualified applicants can get conventional mortgages with as little as 3-5% down. However, the more you put down on a home, the smaller your payments will be and the less interest you’ll have to pay over the life of the loan.
Boost your credit score
A high score helps you get a lower interest rate on your loan and makes you more likely to be approved for a mortgage. Increase your income with a side hustle or working overtime, but don’t change jobs until after you close on a home. Pay down debts. Don’t take out new debt while house-hunting. Pay your existing bills early or on time.
