If you want to know what to ask when choosing a builder, we have answers for you! In this article we’ll give you 8 questions to ask a potential builder when planning your new home. In next week’s article we’ll suggest 7 more.
Asking these questions can help you narrow down the candidates and select the best contractor for your dream home. You don’t have to ask every single question, but the more you ask, the better you’ll get to know the builder and how they work.
1. Are you registered and fully insured?
Not all jurisdictions require builders to be licensed or registered, but many do. Make sure your potential builder is in compliance with local regulations before you hire them to build your home. In any location, the contractor should be insured for liability and worker’s compensation, among other things.
2. What is your experience in home building?
Ask the builder or check their website to see how long they’ve been in business. Ideally they’ll have at least 10 years of experience in the city where you want to build. If they’re relatively new, ask how long they’ve worked in the construction industry and how many homes they’ve actually built.
3. Can I see examples of your work?
Larger builders will have model homes and/or spec houses that you can tour to get an up-close look at their work. Any builder should be willing and able to show you examples of homes they’ve built. At the very least they should have a portfolio of photos and several past customers you can call for references.
4. Why should I choose you and not another builder?
Rather than criticizing the competition, a good builder will be able to explain what makes them the right choice for your project.
5. Will you do custom designs?
Ask this question up front if you’re looking to build a fully custom home. Not all builders offer that option.
6. Do you offer options for customizing your home plans?
You can get a home that feels custom by taking advantage of options and upgrades offered by your builder. Ask to see what’s available for the floor plan you want to build.
7. What warranties are offered with your homes?
Good builders will stand behind their work. Ask for a detailed explanation of the warranties that come with your new home. Your builder should be happy to provide that information.
8. Are your homes energy efficient?
Purchasing an energy-efficient home will save you money on utilities as well as making your home more comfortable. Find out what will be included to make your home energy efficient.
