Welcome to Part 2 of our series on what to ask when choosing a builder for your new home. Last week we covered 8 helpful questions to ask when you’re looking for the right contractor to build your home. This week we’re covering questions 9-15.
9. When will I know the exact price of my home?
As you might guess, the cost of building a new home depends on the floor plan you choose, your design details and any upgrades or changes you make to the base plan. After all these details are finalized, the price will be listed in the purchase contract you’ll sign before construction begins. If you make any further changes during construction, the price may be increased accordingly.
10. Where can I find information about HOA fees and regulations?
It’s a good idea to review HOA rules and fees before moving into a community. Contact the HOA board or the community’s property manager, ask your real estate agent to obtain the documents for you or check the community’s website for information.
11. Can I visit the home while it’s under construction?
Yes! In fact most builders schedule planned walkthroughs for you at several points along the way. You’ll also walk through the home during a final orientation after the home is complete.
12. Can I make changes while the house is being built?
Builders take care upfront to make sure the plans for your home are exactly what you want. This ensures you get the home you want as well as assuring that the price will stay firm once it’s set. If you change your mind about a finish selection or want to adjust the plans after construction begins, you may be charged an extra fee. However, some builders include allowances in the contract to provide some leeway for small changes.
13. Is there someone I can call if I have any questions during the construction of my home?
The builder’s sales representative is usually the best person to call if you have any questions. This person generally keeps in touch with you throughout the home buying and building process. They also know who to ask if they don’t have an immediate answer to your question.
14. What is the process for fixing any problems before closing?
If you notice any issues during the orientation walkthrough, they’ll be put on a “punch list” of items to be fixed or addressed before closing. Once they’re fixed, you may be invited back to check that everything is the way it should be. Then the house will be ready for closing.
15. When will my home be completed?
Your purchase contract will include an estimated completion date for your home. Note that the weather and other unforeseen circumstances can alter the date the home is actually completed.
