In our last article we discussed the first five steps of building a home. These steps are helpful to know when buying a new construction home. This article will explain steps 6 through 10 of the home-building process.
6. Driveway, sidewalks and interior trim
By the time we reach step 6, the house looks nearly finished on the outside. Now it’s time to build the forms and pour concrete for exterior features such as the driveway, patios and walkways. Meanwhile, the interior is coming together as door and window trim are added along with baseboards, interior doors and other woodwork. Kitchen cabinets and bathroom vanities are installed. Wallpaper and the final coats of paint are applied.
7. Countertops and Flooring
With cabinetry in place, the countertops are installed next. Hardwood floors, vinyl flooring or tile are laid during this phase. Outside, the lot is graded and smoothed to make it ready for lawn installation and landscaping.
8. Bathroom fixtures, lighting and HVAC
The house is getting close to completion! Sinks and toilets are put in place in the bathrooms. Lighting fixtures are installed throughout the home. Electrical and HVAC are completed down to the switches and register covers.
9. Finishing Touches
Now the finishing touches are added. Carpeting is installed. Bathrooms are finished off with mirrors and shower doors. The yard is landscaped with sod or grass seed, trees, shrubs and mulch. After all work on the home is complete, a cleaning crew gets everything sparkling. Finally, the home is inspected by a building code officer and approved for occupancy.
10. Builder and Buyer Meet for a Walk-Through
Before closing on the home, the buyer walks through it with the builder. This is a chance for the buyer to ask questions and make sure everything is as expected. The builder may also use this visit to explain the home’s warranties and show the buyer how to use and maintain the mechanical systems. With the tour complete, the only thing left do is close on the home!
